Evergreen Investment Corporation is a realty investment and brokerage company located in Shelbyville, Indiana. Larry S. Browning and Ronald J. Bowden are principles in Evergreen which specializes in a variety of real estate activities including: commercial real estate acquisition and disposition, asset management, real estate exchanging, land development, and consulting. Mr. Browning and Mr. Bowden have formed numerous investment partnerships over the years to acquire both value-added income properties and land in the path of progress. Evergreen has a reputation for acquiring quality real estate at favorable values while managing the asset to maximize its investment potential. Mr. Bowden and Mr. Browning pride themselves in the management of the asset to maximize returns to the investor while maintaining goodwill to all the parties involved in each transaction. At the time of disposition of the real estate, Browning and Bowden optimize the maximum yield of the investment by utilizing tax-planning strategies of exchanging the property for another investment opportunity, as allowed under IRC Section 1031.
At times, land development produces the greatest investment opportunities in the market. Mr. Browning and Mr. Bowden have years of experience in the land development business dating back to 1978.

President, Larry S. Browning graduated from DePauw University in 1975 with a
Bachelor of Arts Degree with a Political Science Major. He directs all
aspects of the acquisition including management, development, analysis, and
disposition of investment of real estate for the investment partnerships
formed by the company. He has acted as
developer, exchanger, manager, principal and broker on real estate located
across the United States. Recently relocating his office from Indianapolis
to Shelbyville has allowed him the time to focus on major development
opportunities in his home town. Larry has over 35 years of experience in the commercial real estate business.
Mr. Browning is a past President of the S.E.C. (Society of Exchanage
Counselors) and was proud to be named the 2000 S.E.C. Counselor of the Year and Cliff Weaver Award recipient.
He was past President of the Board of Directors for the Shelby County
United Fund and The first executive director of the Blue River Foundation. Larry and his wife Connie have been married for over forty
years and have three children, Carrie Jack, Adam Browning, Bess Browning and seven grandchildren.

Ronald J. Bowden, partner and VP at Evergreen Investment Corp., graduated in 1974 from George Fox
College in Newberg, Oregon with a Bachelors of Science degree in Business
and Economics. Mr. Bowden has also taken numerous courses and seminars
relating to banking, finance and real estate, holding the distinguished CCIM
designation issued by the Commercial Real Estate Council of the National
Association of Realtors. Immediately following college, Ron worked in the banking industry concluding his career in that industry as Executive VP for a savings and loan working as head of the REO/Workout division of the institution being responsible for oversight of $200MM in asset management and disposition. Currently he is licensed in both Indiana and Oregon. Ron is a specialist in single agency client
representation but also works with small group ownerships in income and value-add properties primarily
located in the South Central and Mid-West portions of the U.S. However, over the years has worked in over 25 different states on a nationwide basis as well. Asset Management responsibilities
have included construction and development oversight covering a wide variety
of real estate ventures to include both land development, vertical construction and value-added
properties.
Mr. Bowden has held various positions in numerous state and national real estate organizations most notably a past president of the Society of Exchange Counselors, (SEC). Within the SEC Ron has been a past recipient of the
"Counselor of the Year" award in 1999, a four time winner of the "Yvonne
Nasch" award given for the completion of the largest number of closed transactions for the year as well as a two-time recipient of the "Cliff Weaver"
award given for the most creative transaction of the year. He has also been the recipient of the most creative exchange of the year in both Indiana and Oregon. The National Counsel of Exchangors in 1995 awarded Ron the "Client Service Award" given for efforts in working with clients. Over the years, he has been a
speaker/educator to national and local real estate groups, and has been
awarded numerous local and national awards for his activity and service to
the real estate industry.
Ron has been married to his wife, Ginia, for 43 years with two children, Kimball Bowden and Alexis Ray both married. Ron and Ginia enjoy time with their four grandchildren.

Vice President of Brokerage Services, Adam Browning, graduated from Indiana
University in 2004 with a Bachelor of Arts degree in Communication and
Culture. Mr. Browning specializes in all aspects of brokerage and is a owner of the property
management company, Alabtross Management. He has extensive experience in investment property brokerage
and asset management throughout the country and leasing, tenant
representation and property management in the Central Indiana market. He is
an active member of the Indiana Commercial Board of Realtors and is the past President for the Indiana
Real Estate Exchangors and an active participant with the Society of
Exchange Counselors.
Adam and his wife Maria are married and have two children, Elise and Connor. They live in Indianapolis. The enjoy hiking and camping and spending time with family and friends, attending/ cheering on the Colts, Pacers, and IU athletics.
